I get a lot of messages from peole who want to buy a home but they're not really sure what to do. The first thing you want to know when buying a house is how much you can afford to spend on one. Contacting a realtor is a great starting point. The realtor should then be able to get you in touch with a mortgage broker who can go over your finances and budget and work on a pre approval for you. Once you have a pre approval letter from the mortgage broker with a price point in mind of what you'd like to spend, then the next step is to figure out what kind of home you want to buy and what location you want to live in. A realtor should then set you up on an e-mail search to see what homes are available that fit your criteria. They will send you homes as new ones hit the market and as current ones drop in price. When you see a home you like, the realtor will book a showing for you and you can go see it in person. You may get the urge to start looking at available homes first but this can be dangerous. If you don't know how much you can afford you run the risk of viewing and falling in love with a home that could potentially be out of your budget and all that brings is heart ache! So avoid the temptation of viewing everything on the market before you know your budget. Figure out your numbers, then start viewing and when you find "the one" you'll be better prepared and more equipped to pull the trigger and more likely to win out in any bidding war situation because you can provide proof that your financing will be approved.

Thinking about listing your home for sale but waiting until the "hot spring market" first? 


That's probably the worst strategy if you're looking to get the best value for your home. Yes, it's true, you will see more home sales in the spring then in the winter, but it doesn't mean you will get more money for your home. The truth is, some buyers will wait until the spring before they buy a home, but serious buyers are looking now. It's a matter of supply and demand. Home owners hear that spring is a better time to sell so they wait and list it after winter. The problem is that many other people have the same plan. So what happens? You end up with a massive amount of inventory in an already flooded market and it can actually bring down the market value of your home. If you list in the winter when many homes are still debating "if it's a good time to sell" then you can get out ahead of the market and in front of the very serious buyers who need something now. In the winter we typically see less "tire kickers" around. The people viewing your home when it's cold and gross outsides aren't doing it to kill time in the evenings. They're looking for something to buy. They're pre approved, focused and ready to purchase their next home. But they can't purchase what isn't for sale. So stop trying to plan the perfect time to list your house and just get it in front of people!
