Should I get my mortgage approval before or after I find the right house?

I get a lot of messages from peole who want to buy a home but they're not really sure what to do. The first thing you want to know when buying a house is how much you can afford to spend on one. Contacting a realtor is a great starting point. The realtor should then be able to get you in touch with a mortgage broker who can go over your finances and budget and work on a pre approval for you. Once you have a pre approval letter from the mortgage broker with a price point in mind of what you'd like to spend, then the next step is to figure out what kind of home you want to buy and what location you want to live in. A realtor should then set you up on an e-mail search to see what homes are available that fit your criteria. They will send you homes as new ones hit the market and as current ones drop in price. When you see a home you like, the realtor will book a showing for you and you can go see it in person. You may get the urge to start looking at available homes first but this can be dangerous. If you don't know how much you can afford you run the risk of viewing and falling in love with a home that could potentially be out of your budget and all that brings is heart ache! So avoid the temptation of viewing everything on the market before you know your budget. Figure out your numbers, then start viewing and when you find "the one" you'll be better prepared and more equipped to pull the trigger and more likely to win out in any bidding war situation because you can provide proof that your financing will be approved.
